Able Building Maintenance
Technology
Able Building Maintenance offers a one-hundred percent (100%) web based work order program called Web Work for our client's facilities. This program can include both scheduled work orders (preventative maintenance) and reactive work orders. As such, each Operations Manager, Project Manager/Regional Manager and client will have the ability to track the progress of building maintenance work orders as well as reactive work orders by simply going on to the World Wide Web without having to install any software.
Key features of the program include the following:
- Manage customer requests for service
- Develop detailed work plans and maintenance objectives
- Design hierarchical location and asset structures
- Track the movement of assets and life-cycles
- Manage labor and contractor work
- Track and maintain inventory and storerooms
- Manage inventory requests and vendor performance
- Purchase and receive inventory and non-inventory items
- Report and analyze all aspects of the work performed
- Allow users to see only the data that is pertinent to them
- Search for all related data no matter what module you're in
- Notify others via email should a status change affect decision making
- Manage all budgetary items associated with janitorial service
Once basic data is collected at the site level, the information is entered into the system at Able's headquarters. To help ensure that the data being entered into the system is consistent throughout the operation, Web Work uses drop down menus and straightforward look-up tables. The system then automatically generates and completes a detailed maintenance program for distribution to the work site.
Additionally, Web Work's "query-by-example" provides the user with the ability to retrieve information based on any criteria entered into the main screens or windows. The user simply enters as much or as little information that is known about the record to be reviewed and the Web Work system will retrieve all matching records from the database. The program is fluid in that existing work orders can be modified, new pieces of equipment added, or maintenance schedules easily changed. Web Work also provides a detailed history of maintenance activities for each scheduled and unscheduled cleaning task included in the database. This type of information can prove to be a valuable historical record as the contract extends.
Able Building Maintenance also offers a proprietary system to our customers. Because effective, timely, "real time" communication is vitally important to the facility services industry, Able has created an industry-specific Internet-based software application - JMS, or, Janitorial Management System. This work order system has many capabilities and empowers our customers to track everything relative to their cleaning program. Work orders for additional tasks, such as carpet cleaning specific to a suite in a building, can now be generated in a matter of seconds and tracked through completion.
Some of the many advantages of our JMS application are:
- Information retrieved is stored in a secure data base.
- The software is user friendly.
- Reduces extraneous paper circulated between companies.
- Eliminates the problem of customers not knowing whether we received their request.
- Gives customers real time access to their data 24/7.
- Customers have an at-a-glance view of all activity within the application.
- Gives customers the ability to run reports within the JMS database regarding their account.
- All that is required is the Internet - no software needs to be purchased.
- Gives customers the ability to make real time work orders regarding a variety of services.
In addition to our Internet-based Janitorial Management System, Able project supervisors, site supervisors and their teams utilize the latest in hand-held communications tools. Treos and other hand-held devices help ensure that daily operations run smoothly and efficiently at every customer location. These PDA's allow for inspection information to be detailed and uploaded in a real time format.
