Field Support Network

AES is constantly developing and bringing value-added services to our clients. Every Able account is assigned a field manager and back up manager vastly knowledgeable about your facility. Our engineering managers regularly visit field level facilities to develop ongoing working relationships with site management and the engineering teams. Our onsite meetings encourage interaction between staff members helping drive our collective goals, operating standards, ingenuity, safety, and personal development. Many times our topics help update maintenance engineers in the latest trends and technologies to improve operating efficiency at their buildings.

Access to Group Purchasing Programs

AES has negotiated purchasing programs with local and nationwide organizations such as lighting and industrial purchasing, water treatment, filtration, HVAC major equipment, engineering and LEED services to name a few,. The combined purchasing volume of all AES worksites results in substantial discount pricing for a variety of materials and premium service from all vendors, suppliers and contractors. These cost savings are passed on to our clients in most cases resulting in cost neutral Able services.

Centralized Support Services

Able Engineering Services maintains a centralized support service and administrative group. This dedicated team supports our field managers and chief engineers resulting in hours of saved time of your operating engineers. This time is then focused on building operations, service, and preventative maintenance where it should be. Our centralized support service staff carefully monitors government policy and regulating agencies to stay a step ahead on changes and ongoing requirements. Central support services include:

  • Customized and expanded payroll administration (benefits such as medical insurance, dental and vision plan, life insurance and 401k options)
  • Automated work order and service request programs
  • Reporting dashboards and ongoing KPI measurements

Computerized Preventative Maintenance System

Able uses a computerized system for its preventive maintenance program. Once equipment data is collected or uploaded into the system the data is managed by both our field expertise and our support service functions. The system automatically generates and dispatches direct routed preventive maintenance work via hand held PDA’s to the operating engineers at your site. The program is fluid in that existing work orders can be modified, tracked, and reviewed for completion and quality control. The AES preventive maintenance program also provides a detailed maintenance history for each piece of equipment in the data base. This information becomes especially important as the various pieces of equipment age and capital planning is completed. It is integrated into our work order system and dashboards.

Work Order Management System

Every facility requires a means to dispatch service requests. The number and nature of these requests are important for evaluating the effectiveness of the building operation, engineer skill and ability, service response times, and management of scheduled maintenance with unscheduled maintenance. AES has developed software applications that track unscheduled work requests and linked to the preventative maintenance system to properly manage location labor hours and productivity.

Project Management

Occasionally a "non-traditional" project may need to be developed. Able Engineering Services works diligently with our clients to support the engineering department in specialized project management.

AES managers work hand-in-hand with our customers to define their client's primary objectives and then supply a workforce with the talents and skills needed to reach those objectives.

OSHA Required Safety Training and Risk Management Services

Able has a dedicated safety and risk management division. Their primary focus is safety and risk management. Our safety team works with the field engineers and managers to ensure completion of our web based OSHA required safety training. These required safety programs reduce risk across your entire portfolio while tracking all necessary records and reporting.

AES Training and Development

Able has a comprehensive training and development program. This allows our managers and supervisors to create customized engineering skill improvement plans by position and building requirements. A significant amount of our employees have benefited in continued career growth and skill improvement through these programs.

Bundled Service Programs

Bundling services can save significant costs across your building or portfolio. Able has the ability to bundle engineering and janitorial services as well as many other service requirements. We encourage you to look at the value bundling can do you’re your facilities.

Physical and Operational Property Assessment

ABLE’s Physical and Operational Property Assessment is based on an on-site observation of the property and includes an evaluation of the physical condition of the improvements and an evaluation of the operation systems.

The analysis and report will incorporate specific acquisition, disposition or financing criteria, as requested by the client.

ABLE’s Physical and Operational Property Assessment can include all or part of the following:

  • Descriptions of the property components, including the site improvements, building shell, structure, interior finishes, vertical transportation, and the mechanical, electrical, plumbing and fire protection/life safety systems.
  • Inquiries to the department having jurisdiction regarding outstanding code violations and zoning district designation.
  • Limited visual review regarding compliance with ADA (accessibility) guidelines.
  • Identification of physical deficiencies.
  • Conceptual recommendations for remedial repair projects.
  • Cost estimate ranges for the remedial repair projects.
  • A projected capital and extraordinary repair budget for 5 years (or any client specified time period) for anticipated remedial repairs and replacement projects required for the defined occupancy in the building complex.
  • A detailed Energy Analysis using a comprehensive hour by hour computer simulation program with energy saving recommendations and the associated economic return (payback and IRR) based on a discounted cash flow analysis.

Mobile Engineering

In a breakthrough that will benefit many of Able's smaller or diverse portfolio customers, Able has entered into special union as well as non-union contractual agreements to provide mobile engineering services on a part-time basis.

Instead of a full-time stationary or maintenance engineer, Able now has “Mobile” engineers with fully-equipped trucks available for one-time service calls or a block of hours, offering the same quality of service to the smaller building or portfolios that larger structures receive from full-time engineers.
